Hi.. I was wondering what a deed of assignment is? Is this a deed, for example, that a 3rd party interloper would have to present to a court to prove all rights and benefits to the original terms of the creditor?

The answer depends somewhat upon the context.
In English law a deed is a legal instrument in the relevant form. See: https://en.wikipedia.org/wiki/Deed.
An assignment is a transfer, often of a propery interest, but also sometimes of other types of legal right. For example, a deed of assignment could be used to transfer rights under a contract. In my own areas of work, a deed of assignment is usually used to transfer intellectual property rights (eg copyright, trade marks, patents) from one person to another.
So, yes: a deed of assignment could be important in proving ownership of property (“chain of title”) in legal proceedings.
